How do I go about seeing an available townhouse?Call us to set up at tour at 814-235-1377 or email us to set up a tour at StateCollege@CollegeTownCommunities.com.

Do I need to bring my own roommates, or can roommate matching be provided?Any student will be accommodated at Blue Course Commons. If you already have other students that you know you would like to live with, you will be placed with them, within the same apartment. If you are looking by yourself, you will be put on our “Roommate Needed List” and matched with other single tenants of the same gender using our Roommate Matching System. The roommate matching questionnaire is part of your initial application that you fill out prior to signing a lease. We use your answers to this questionnaire and compare them with other residents’ answers and match everyone accordingly. Southside properties are rented on a per-unit, so matching is not needed.

Are these units furnished?Yes. allunits are completely furnished. Blue Course Commons: Leather couches, coffee table, 55” SMART HD flat screen TV, counter height kitchen table with 4 bistro style chairs, full-sized bed with a dual comfort hypoallergenic mattress, desk with locking drawer, desk chair, stackable dresser, full-sized closet. Southside Commons: Southside Commons has both furnished and unfurnished options available. Please contact the leasing office for details. Southside Court 1 &2: Both properties have furnished and unfurnished options available. Please contact the leasing office for details.

What appliances are included?All units are supplied with a Full Sized Refrigerator, a Range/Stove, Garbage Disposal, Microwave, Dishwasher, Washer and Dryer.

Are utilities included in the rental amount?All units include water, sewer, and trash. Blue Course Commons units also include high speed internet with password protected wi-fi. Blue Course Commons residents pay monthly electric and gas utility bills. All bills will remain in management’s name, and then passed along to each resident, per their percentage portion for their townhouse’s usage each month. Southside Commons & Southside Court 1 and 2 residents pay monthly electric utility bills. All bills will remain in management’s name, and then passed along to each resident, per their percentage portion for their townhouse’s usage each month. Residents may set up optional utilities of cable and internet on their own. **No more worrying to pick which resident places the utility billing in their name. **No more up front security deposits paid to the utility companies. **No more chasing your roommates each month to collect their money to pay for utility bills.

What is included in my rent payment?Blue Course Commons: Access to the entire facility for the complete duration of your lease term, Full service leasing office open 6 days a week, a Fully Furnished apartment, 55” Smart HDTV in every living room, FREE Washer and Dryer in every unit, FREE onsite parking, FREE CATA bus pass, FREE high speed internet, and a Personal Online Resident Portal that allows you to make online rental payments as well as 24 hour work order requests. Southside Properties: Access to the entire facility for the complete duration of your lease term, Full service leasing office open 6 days a week, furnished and unfurnished options available, FREE Washer and Dryer in every unit, 1 FREE assigned parking space per unit, easy access to CATA Bus, and a Personal Online Resident Portal that allows you to make online rental payments as well as 24 hour work order requests.

Is there a security deposit?Blue Course Commons does not have a security deposit. Southside properties pay a security deposit of $1200. Contact leasing office for details.

When do I pay rent?Rent is to be paid by the 1st of every month of your contract. Arrangements can be made to pay a full semester in advance or a full year in advance if that is desired by the tenant.

How do I pay rent?Rent payments can be made by check, money order, wire transfer, credit or debit cards (No cash will be accepted) in the Leasing Office or online through your Resident Portal account. Most debit cards have a daily limit for charges, so check with your bank to be sure you have the ability to make large payments before attempting payment. Convenience fees will apply to any online payment and vary depending on your payment method. College Town Communities splits these fees with you and pays half, so the fee you pay is actually half of the entire fee. Checks are the cheapest way to pay!

Is parking available onsite?On site parking is available at Blue Course Commons and Southside Court at no additional charge. One assigned parking space per unit is available at Southside Commons. Additional parking spaces, where available, are given on a lottery basis. Units awarded a second parking space pay an additional $50 per month. All vehicles parked in any parking lot without a parking sticker will be towed upon discovery, at the owner’s expense. These actions are taken to preserve safe and well-lit parking for our residents who are paying for this amenity. For Southside Court Two one bedroom units get one parking space, while two and Three bedroom units get two parking spaces.

Who is allowed to live at these facilities?Any student enrolled at the Penn State University Park campus can live at Blue Course Commons. All Southside Properties are available to students and professionals. Contact leasing office for details.

Can guests/visitors stay overnight?Any tenant is allowed to have a guest visit or spend the night at any time without the need to register or sign them in. However, a guest is not allowed to stay for more the 3 days at a time. Roommate consideration must be taken into account with all visitors. Guests must be accompanied by the tenant whom they are visiting at all times when inside the apartment.

What safety measures are taken by management?BLUE COURSE COMMONS Leasing Office: Located in Unit 101, at 446 Blue Course Drive in State College PA, our fully staffed leasing office is open from 10am-5pm Mon-Friday. Saturdays 10am-3pm. After Hours: College Town Communities maintenance personnel are available 24 hours a day by calling 814-235-1377. Keys and Locks: All townhouse entry doors and bedroom doors are equipped with a Schlage “Key Fob” lock system. Each of these locks are deadbolt locks, installed on solid core doors, which allow for maximum safety. Both the keys and the locks allow management to track activity and potential misuse of any area by their individual coding. These keys are not reproducible by the resident and can be taken offline immediately in the event that a resident’s key is ever lost or stolen. Parking Passes: Each resident that is interested in keeping a vehicle on property must register the vehicle through the Leasing Office. Each resident is assigned a numbered parking pass that is then tracked through our software management system and monitored by BOTH or on-site staff and contracted towing service. Any vehicle found to be parking on property without a Resident Parking Pass or Registered Guest Parking Pass will be towed upon discovery. Lighting: Both parking lot and building entry lighting are set to be on from Dusk ‘til Dawn every day, any time of year. Security Cameras: There are exterior security cameras installed to cover all vehicular ingress and egress to the property. These cameras are monitored weekly to watch for any negligent behavior on property. Clearly security cameras cannot stop anything from happening, but they are an excellent deterrent against wrong doing. Will I have a private bedroom?All tenants will have their own bedrooms.

Will I have a private bathroom?All units at Blue Course Commons have 2 or 2.5 baths. Bedroom “Option A” in the townhouses that have 2.5 baths has its own private bathroom within the bedroom. All units at Southside Commons and Southside Court have 1.5 bathrooms.

How far from campus are these facilities?Blue Course Commons is less than 1 mile from campus; Southside Commons and Southside Court are approx. 2 miles from campus. All properties have a CATA bus stop at the main entrance of the property.

Are pets allowed?All of our State College properties are animal-friendly facilities. Any resident bringing an animal/pet MUST complete the Pet Addendum and pay the refundable animal security deposit prior to bringing the animal into the townhouse. Please contact our management office for further details. *Remember, Blue Course Commons is directly adjacent to Tudek Dog Park.

Are there laundry facilities?Each townhouse has its own washer and dryer.

When would I move in?All leases for the 2024-25 school year will begin on August 16, 2024.

How long is a lease term?We offer both school-year leases and full-year leases! For 2024-2025 School-year leases run through May 24, and full-year leases run through July 21.

Do you perform a background check or credit check during the application process?Background checks are performed on every student who wants to live at College Town Communities. A minimally invasive credit check is performed separately on the parental guarantor for each tenant. There is no cost to the tenant or the guarantor for this process.

Is there an application fee?No, there is no fee to apply to live at College Town Communities. There is, however, a $299 nonrefundable Administrative Fee once you have decided to complete a lease to live at College Town Communities. This Administration Fee covers the online application process, renewal lease generation, resident and guarantor screening, resident financial ledger maintenance, and 24/7 access to the online Resident Portal.

Is alcohol permitted in my unit?Assuming you are of the legal age, you may consume alcohol in your apartment. No alcohol is permitted in the outdoor areas and we expect tenants to follow all community guidelines and state/local laws.

May I paint the walls in my unit?No. The townhouses are already professionally painted. You may decorate your apartments with posters, tapestries, holiday lights, etc. Please use thumb tacks or small nails when hanging things on the walls. Do not use screws or long nails as there is a variety of mechanical services behind that walls that could be damaged. Do not use Tape, Glue, Gummy poster hangers, 3M double-sided sticky pads, etc. Do not use wall decals, as they will de-laminate the face of the drywall. Any unnecessary damage to the townhouse walls could be deducted from your security deposit.

Do I need to bring my own bedding or window treatments?Blue Course Commons: We provide a Full Size bed frame and a Full Size mattress. You will need to bring a mattress pad, sheets, blankets, comforters, pillows and bed spread. Every unit will include mini blinds on each window and you may add window treatments if you desire, but the blinds must stay in place. Southside Commons: In furnished units we provide a Full Size bed frame and a Full Size mattress. You will need to bring a mattress pad, sheets, blankets, comforters, pillows and bed spread. Bedroom Option B & C we provide a Twin XL bed frame and a Twin XL mattress. You will need to bring a mattress pad, sheets, blankets, comforters, pillows and bed spread. Every unit will include mini blinds on each window and you may add window treatments if you desire, but the blinds must stay in place. Southside Court 1 & 2: In furnished units we provide a Full Size bed frame and a Full Size mattress. You will need to bring a mattress pad, sheets, blankets, comforters, pillows and bed spread. Every unit will include mini blinds on each window and you may add window treatments if you desire, but the blinds must stay in place.

Are your facilities directly affiliated with Penn State University?This property is solely rented to Penn State University Park Students. We work closely with the Penn State University Park campus but are a privately owned company.

Can grants, scholarships, student loans, or financial aid be applied towards rent?Yes. You may use financial aid proceeds or any other 3rd party payment process to pay for your Rent at any of our facilities. Typically financial aid proceeds are dispersed directly to the student who in turn can then use those proceeds to pay for housing. If a rental payment is due and the tenant has not received their source of aid yet, proper documentation of this delay in aid must be presented to management in order to avoid any late fees to your account.
